Just to clarify: Jake bought a penthouse for one million, before realising he would have to buy a submarine to do the new heists, and the only way for the submarine to actually be useful was to pay an extra four million, making it go from two million purchase to six million.
So it went from a one mill purchase for the penthouse, expecting to be able to do the heists, to then go to an extra six million for the submarine to actually be do them.
